What would you guys do?

    Our house in CABA has been without a tenant for a few months now

    Last month we spent a bit of cash sprucing up different parts of the house and we started offering it again for rental.

    Quite a bit of interest.

    One guy in particular who offered to pay six months rent up front was pushing is to go ahead so Mrs. GJ got his details to prepare the rental contract. He said he was trader in Crypto currencies

    I started to have wee look on internet to see what he had done with his life and to see where he had worked.

    We got a wee bit of a shock

    He has done 5 years in prison of a drug trafficking a few years back and a couple of years ago he had also been under investigation for a USD 25,000 fraud.

    My gut instinct is to walk away but my Christian background says - is he maybe a totally reformed character?

    Would you guys rent to him or just walk away?

    Presumably you checked him out not to be nosey but as part of your due diligence processes.

    You will never regret not letting to him but you could regret letting to him.

    Normally our lawyer would do this but he's away for a week , so I thought I would rush things up.

    Walk away. What if he will be using your house for illegal activities? Perhaps you won't end up in trouble, but you have your house confiscated as part of an investigation. The issue that I shared privately with you on whatsapp is still dragging on after 20 days... We have a policeman/woman 24/7 in the building.

    Nothing sordid, UK Man . Unfortunately, a STR tenant in our building (the one where we live) managed to OD accidentally while self-medicating after a painful surgery. The body was taken away after a few hours, but the police has confiscated (clausurado) the apartment, until the owner comes back. He lives abroad, so we now have a police sitting in front of the door 24/7.

    I am very sorry for the guy and I regret not having been friendlier to him when we crossed in the hallway. Maybe he would have asked for help instead of taking the matter into his own hands. He was from the US and had been here since November, from what I recall. He was about my age.

    I asked to my policeman friend and he said that the likely cause is that a confiscated item can only been given back to its legal owner. So, the apartment's owner should bring in the property deed and the police will unseal the apartment before him.

    When this all happened, the police said that they'd be in the building for a week to investigate/collect evidence (apparently, he used controlled substances brought over from the US). But we are now on day 18 since the event and they are still there. I thought that it was because they had taken down the door, but the door is there, locked, and there is a CLAUSURADO sticker approximately as big as a A4 sheet glued on the door (seal). The police has a foldable chair and sits in front of the apartment. Sometimes, I found the policeman on duty downstairs having a smoke. Our hallway is not even heated, so it must be pretty uncomfortable to spend the night in a dark hallway in the cold. I feel for them.

    So, I'd advise GlasgowJohn to steer away from trouble, since shit can hit the fan when you least expect it. In his case, it is even smelling from afar.

    Many thanks to all for your comments.

    We told him we couldn't go through with the rental. He was pissed off , but we blamed it on our lawyer.

    I will be watching my back over the next few days......

    You made the right choice! Surprising they even considered that 6 prepaid rent was enough to balance out the risk.

    My missus does all the dealing with the renting of the retail properties. Her mother despite having been a notary was useless at it which led to many of the tenants taking advantage of her good nature. When the missus took over she got rid of them all when they realised she wouldn't put up with any nonsense from them. Most of the tenants since have been with her for years now. One big plus for her is she's not greedy when it comes pricing the rents. She'd rather charge less and have all the shops rented out.

    She's very clued up on all the laws so makes sure everything is above board and done properly.
