If you are interested in a house or property on the Atlantic coast, Chicagoan , you might want to go a bit beyond Cariló, to Costa Esmeralda, which isn’t as developed or crowded as MDP, Pinamar, or Cariló (Or wasn’t, our last time there, in 2018 or 2019).
This photo shows how wide the beach is there.
Seems to me to be a private area for members only.
Either way, that part of the South Atlantic coast is nice up to a point and it's brass monkey's when you dip a toe in the water.
Our favourite time is off season, way off season and we've been to Carilo several times in July/August when it's deserted and I hate crowds.

That sounds like the ideal time to go to the beach towns that are overrun Jan - March, and not much better in December or April.

I prefer the beach towns 200km further south of MDP. Starting south of Necochea, until the last small towns north of Bahia Blanca. For example, Balneario San Cayetano is small nice town and empty beaches

Coach as in a colectivo bus? The train to MDP, or one day the train (in my dreams) will run again direct to Bahía Blanca from CABA.
Claromeco is big-small beach town, and Monte Hermosa almost is a small beach city which both might have frequent service from Bahia Blanca. If not renting a car, I imagine a tour agency can arrange a van service from MDP or Bahía Blanca if you already arrive those places by plane/bus/train.
Cargo ship to Necochea is maybe a relaxing option

So a derailment in March resulted in an ongoing suspension of the Constitucion to Bahia Blanca service? That's awful. What are the train people saying about when it gets back into service?

There is not a lot of hotel/apartment accomodation in Balneario de San Cayetano. There are no direct bus services from Bs As either.
This makes Pinamar , Carilo and Villa Gesel a little bit easier with a wide variety of accommodation possibilities.
There are several companies offering bu services to Pinamar and its quite easy to get to the other towns from tere.

I should update my earlier post about La Costa Esmeralda. We just talked with our friend who has a house there, and he told us that since the Covid lockdown, 3,000 houses have been built in the formerly sparsely populated area.
Probably best in the off season.

Bus to Pinamar and thena taxi to CE.

We spent a night there in March, on our way back to Buenos Aires (along the coast) after the long sought visit at the Mennonite village in La Pampa.
We stayed at an Airbnb.
We were a little early and we waited outside in the car for the owner to arrive - she had gone surfig with the family. The place has literally 5 stores, which are close for most of the day. You have to plan carefully your trip as there are no gas station for many miles.

We realized the lack of accommodations a number of years ago. It was preseason mid December. The camping had just opened that morning and they were preparing for the season. We comfortably camped as the only visitors for a few days. Walked over the dunes to the beach each day which was farther south than the center. Only people we saw at that spot was a small group of people who walked from center and back along the beach.

Claromeco is a better town to arrive by Bus. Andesmar. It is a s smallish grid layout of a town. Busy enough with tourists. Not overwhelming. Enough restaurants and a few hotels. We stayed there for a few days midweek this past January.

130K PER NIGHT for B&B
I thought it was expensive but i just checked wht we paid 2 yeras ago and it was $ 130 US
Plenty of room for the three of us and two bathrooms and a smallish kitchen but perfeCt to do one of the meals per day
